Session Spotlight: How to Motivate Clients to Make Decisions

Session Spotlight: Evaluating Today's Financing Options



What are the best bets to find financing for commercial real estate transactions in the current market? How do historical trends in job growth, rail traffic, housing, and commercial real estate fundamentals influence banks lending decisions today? CCIM Live! will feature three of the industry’s financing thought leaders during a panel session on Friday, Oct. 25 from 10:30 - 11:45 a.m.

The panel session “Evaluating Today’s Financing Options” will feature moderator Maryann Mize, CCIM, senior vice president/credit officer for Charlotte State Bank in Port Charlotte, Fla., and CCIM instructor, who will lead a discussion on strategies for procuring financing in the current market conditions. Panelists Brian Bailey, senior financial policy analyst of the Federal Reserve Bank of Atlanta’s supervision and regulations division, and John G. Manganiello, senior vice president and market executive with Bank of America Merrill Lynch’s business banking team, will also share insights on the effects commercial mortgage-backed securities, capitalization rates, lending trends, and mortgage delinquencies have on the broader commercial real estate market.

Industry pros who attend the conference will have an opportunity to participate in a one-hour Speed Networking Session designed to put decision makers together to make deals happen. The Denver CCIM Chapter will also host a unique chapter networking event for all CCIM Live! attendees.

Experience Matters

Dave Liniger, chairman and co-founder of RE/MAX, is the Keynote Speaker at CCIM Live! 2013 in Denver. He recently shared his industry insight with Commercial Investment Real Estate magazine. Check out his CCIM Connections piece from the July/August issue below.

Experience is often the foundation upon which success is built. For Dave Liniger, chairman and co-founder of RE/MAX LLC in Denver, a yearlong recovery from a life-threatening illness allowed him to draw on the vision, determination, and experience of establishing one of the world’s most successful real estate brokerage companies in 1973. His miraculous road to recovery inspired Liniger to write the book, My Next Step: An Extraordinary Journey of Healing and Hope, a memoir created to “inspire others facing similar difficult challenges in their lives,” he says.

“Like those in the residential field, many commercial professionals have faced some very difficult challenges over the last few years,” Liniger adds. While he believes the cycle is not quite complete, the worst is over and recovery is taking hold.

As one of the industry’s most prominent voices for housing reform, Liniger sees the positive momentum in the single-family home sector fueling activity in the commercial markets. In addition to economic and GDP gains, demographic shifts bode well for commercial real estate’s resurgence. “As the millennial generation comes of home-buying age, they will have an influence in many ways. Many of these young people want to be where the action is, so they are renting and buying in urban areas. This is already increasing demand for apartments and condos in many central business districts,” Liniger says. “It’s also changing the way many new developments are being designed, and where residential goes retail will quickly follow.”

An influx of inbound investment is another positive trend, Liniger notes. “Global investors see the U.S. as a stable, safe haven with the prospect for long-term appreciation.” These factors combined are contributing to Re/Max’s strong commitment to growing its brokerage business, he adds.

“The new challenge is adapting to the new economic environment and discovering the tools and resources that will make us successful,” Liniger says. As he so keenly knows from his personal road to recovery, “The past is behind us. An entirely new world of opportunity is on our doorstep.”

The T's in Technology

Apple recently announced that app downloads have surpassed 50 billion for the 600 million iPhones and iPads sold. The iPhone/iPad operating ecosystem now offers 900,000 apps. In our session at CCIM Live! in Denver, Todd Kuhlmann, CCIM, and I plan to cover a variety of apps that are relevant to commercial real estate.

Our session will also include a discussion about whether it’s time for you to develop your own app and tap into the $10 billion app market.

In addition, we’ll discuss the impact of mobile search on our industry. Did you know that more than 3.45 billion searches are made per month, 50 percent of which come from mobile devices? Of those mobile searches, 82 percent originate from an Apple device, equating to more than 1.4 billion searches. Is your website/platform mobile-search friendly?

CCIMs Network at RECon 2013 Last Month

There will be plenty of networking opportunities at CCIM Live! But CCIMs already got a headstart at RECon 2013. More than 130 CCIM Institute members networked with retail industry professionals during the International Council of Shopping Center’s 2013 RECon event in Las Vegas May 18-22.

Members network with more than 20,000 retail industry execs in Las Vegas.
As a benefit for CCIM members, the Institute provided networking table space for designees to conduct face-to-face meetings with prospective clients during the conference. “I held 22 meetings in two days,” said a member who attended the event. Another CCIM said he worked on a pending anchor tenant deal for a major client during the conference.

In addition to CCIM giving away free online courses to randomly selected RECon attendees who visited the CCIM booth, CCIMTECH provided one-on-one Site To Do Business tutorial sessions for members. More than 300 industry professionals met new colleagues and connected with acquaintances during CCIM’s networking cocktail reception on May 21.
